Photography Preparation Guide
Preparing your property before a photoshoot helps us capture the most engaging, impactful imagery possible. Small touches make a huge difference, ensuring your home feels bright, spacious, and inviting. These preparations can also contribute to achieving the best potential marketing impact when it comes to attracting buyers, guests, or prospective tenants.
To make things simple, we’ve broken everything down into clear sections below.
General Preparation
Minimise the number of people on-site during the shoot.
Clear away all excess clutter and personal items.
Hide all visible cabling where possible.
Ensure unobstructed access to every room.
Remove or hide bins where possible
Open blinds and curtains to maximise natural light.
Exterior
Remove bins, cars, and any vehicles from the driveway.
Straighten blinds and ensure windows are closed.
Remove washing lines, children’s toys, or outdoor clutter.
Arrange garden furniture neatly.
Remove covers from garden furniture
Tidy pathways, patios, and entrance areas.
Living Spaces
Plump and arrange sofa cushions.
Clear and wipe down all table surfaces.
Remove children’s toys, pet items, and general clutter.
Straighten artwork and photo frames.
Hide remote controls, chargers, and loose cables.
Kitchen
Clear worktops completely where possible.
Clean the sink, hob, and visible appliances.
Remove tea towels and cloths from view.
Hide excess kitchen crockery, utensils, and food items.
Remove pet bowls and feeding stations.
Bedroom
Make all beds neatly and straighten pillows.
Hide any visible items stored under the bed.
Remove laundry, clothing, or personal items from sight.
Clear bedside tables of unnecessary objects.
Bathroom
Remove all toiletries from surfaces.
Thoroughly clean the sink, taps, shower, and bath.
Remove towels unless they are neatly styled.
Wipe marks from shower screens and mirrors.
Ensure toilet lids are closed.
Final Tips
Give the property a quick walk-through just before we arrive.
Ensure pets are safely secured or out of the property during the shoot.
Turn off TVs and screens.
Check for any last-minute clutter.
Additional Notes For Your Photographer
If your property includes less obvious features such as an off-site garage, allocated parking
space, additional land, or outbuildings not immediately visible, please inform the photographer on arrival so these can be included.
If on-street parking is limited and you can secure a space outside your home the night before,
feel free to park your car there. When the photographer arrives, you can briefly move your
vehicle so we can capture a clean, unobstructed exterior shot.
We appreciate that your property is a lived-in home and not everything will be possible — but doing what you can to create a strong first impression really helps us achieve the best photos.
By preparing the property ahead of time and sharing any key information with your photographer, you help us capture the very best representation of your home.
EPC Preparation
To ensure the most accurate energy rating, please note the following: - If accessible from your property, access will be required to the loft. - If there have been extensions or loft conversions, please provide the completion certificates to validate their age. - If available, provide certificates for new windows (FENSA), loft/wall insulation, and any solar technologies. - The energy assessor may contact you directly to arrange an appointment separate from the photography.
